Of all the tools in your MFRMLS membership toolbox, IMAPP just may be one of the most versatile and useful of them all. In reality, IMAPP is not a single tool, but a coordinated suite of tools that can help you acquire information, research listings and leads and then leverage that information to make your office more productive and efficient. IMAPP’s far-reaching search tools and integrated utilities can literally give you back hours of your day.
 
The latest improvements to IMAPP make it more powerful than ever. With iLinks, you can access all the tools that make IMAPP so great from any web-enabled device. All you need is a smartphone or web-enabled PDA to literally pull accurate figures out of thin air when you’re out in the field. How cool is it to be able to give prospective clients the information they need about a property – without having to run back to the office to look it up?
 
IMAPP’s integrated suite of tools includes muscular search front ends that let you
 
-          research individual properties
-          access tax records on any parcel
-          search tax records and other public databases for information about
o   ownership details
o   assessed values
o   foreclosure listings
o   tax status
-          view MLS listing details on any listed property
-          see the market for an area at a glance
o   sales
o   pending sales
o   expired and withdrawn sales
-          limit your search by multiple criteria
 
Once you’ve found your information, you can use the IMAPP interface to
-          refine your search
-          edit search results (remove multiple listings, exclude properties individually or by attribute)

The Search is Just the Start…
Want to be able to give your clients accurate information about a property you’ve never seen, but in which they’re interested? iMAPP makes it easy. Just enter the property address in a tax search to pull up the listing. You’ll have access to all the information that can be gathered about it from public sources, including any MLS listing information. You can access:
 
-          Sales information
iMAPP lists the last two sale dates for the property and any important information about those sales, including the closing prices. If the property is listed with MLS, you’ll get the full MLS listing – which you can use to contact the seller’s agent or schedule a home showing on the spot.
 
-          Tax Records
View tax statements and payments, confirm the property tax rate or check to find out if there are delinquent taxes due. If the county is integrated with iMAPP – and more counties are coming online everyday – you can hop right to the county appraiser’s web site.
 
-          Maps
There’s a reason it’s called iMAPP, after all. iLinks for iMAPP defaults to a parcel map that shows the parcel in relation to the local streets and nearby parcels. You can zoom in or out on the map, expanding your view or drilling down to find the information at the level that you need. Other map options include an aerial overlay and a flood zone map.
 
-          Demographics
You can even pull up demographics information on the area in which the property is located. While the information is based on the 2000 census, it’s still pretty valuable and accurate in giving a basic feel for the place.
 
-          Comparable Properties
Want to give your clients a few other places to check out while you’re at it? While the comparables search is probably most used to help determine a listing price or offer price, it’s also a great way to find other properties that your clients may find of interest.
 
Ever heard, “I love this place. If only it had another bedroom”? Go ahead, do a search for comparables – and expand it to include homes with one more bedroom. Voila – exactly what your client asked for.
