Marketing with iMAPP
iMAPP searches and utilities also give you a marketing edge. The iMAPP interface makes it easy to compile a mailing list for special offers, publicizing listings, distributing flyers and contacting possible sales leads. The drill-down ability simplifies extracting just the information that you need – in just a few hours instead of the days it could take if you had to do public records searches on your own. If you’ve been using purchased mailing lists for contact and lead building, you can cross that expense off your budget. With iMAPP you can customize your own mailing lists. That means it’s easy to target your mailings to
- absentee landlords
- owners of properties pending foreclosure
- tenants of rental properties only
- people who have owned their properties for X or more years
- dozens of other parameters
Targeting your market means that your marketing efforts are more efficient, more productive and less expensive. You’ll save your budget extra postage by eliminating duplicate mailings, and those who don’t fit your market profile. In addition, the ability to print out mailing labels directly from your search results means that you no longer have to spend hours typing up your labels – or pay someone to do it.

Accessing iMAPP
There are two ways to access iMAPP from a web-ready appliance (including your web browser, of course!)
- If you are viewing a listing on MLXchange, find the IMAPP Tax link to the left of the listing in Full View. Click on it to link to the Tax Record and map for the property. You’ll be automatically logged into the iMAPP system and can work from there.
- If you are on the MLXchange home page, find the TAX tab and select it. You’ll be navigated to the iMAPP tax search page where you can search for tax records according to the criteria you enter.
The Map and Tax Record Page
Once you’ve linked out to a listing page in iMAPP, your front page will feature the default interactive parcel map and tax record page. The map is at the center of the page. The property you searched will be in red in the center of the map. The map key will let you determine the land use of parcels around the property, and icons on the map will show MLS activity integrated into the map. The available icons include:
- the subject property
- active listings
- sold listings
- withdrawn listings
- expired listings
- pending listings
You can easily check the MLS information on any of these sites by hovering or selecting the icon on the map. The map is completely interactive – you can view information on any other parcel on the map, zoom in for more details, zoom out for an expanded view and switch between the map and an aerial view of the map.
On the left of the map, you’ll find details about the subject listing, including the parcel ID and address, owner’s name and tax mailing address, zoning and subdivision information, land areas and other legal information.
Below the map is the Value Information panel, which lists the closing values of the property for the last five years, along with just market value, percent change in value for each year, assessed value and the property tax on the property.
The Sales and Deed information box lists the last two sales and includes links to the deed and transfer documents associating with the sales.
To the right of the map is the toolbox. There, you find buttons that allow you to access, at one click,
- the MLS Listing Info
- Combined MLS Listing/Tax Info
- Property Tax Info
- Building Sketch
- Comparable Properties Search
- Census Demographics
- Email the page
- Print the page
Beneath that panel is the Map Settings box. You can make magic happen with these tools. The settings box allows you to
- Zoom in or out to get a broader or more detailed view of the property
- Select the map layer type – parcel map, aerial map, flood zone map
- Select map areas with a polygon tool, including rectangular, elliptical and custom defined so that you can define exactly the area on the map you want to include in your search by outlining it with your mouse
- Measure an area approximately
- Pan the map
- Save the map
This article, parts 1 and 2, barely scratches the surface of the iMAPP advantages and benefits. In future weeks, we’ll take a look at how to use iMAPP for specific purposes and uses, and how to accomplish specific tasks with iMAPP. Till then, try it out if you haven’t already.
