Buying a home can become an overwhelming task. From finding the perfect home to home inspections, appraisals, obtaining homeowners insurance to coming up with a fair offering price, there is so much to cover.
As a good agent your goal should be to make that process buying as painless, easy and fun as possible, seeing the buyer through each step of the way.
* Begin by speaking with the buyers in detail, to ensure you know exactly what they are looking for. How many bedrooms and bathrooms are needed, number of square feet, do they want a pool, are they interested in a particular vicinity, and what are the surrounding area needs, to name a few.
*Once you have all of their criteria, you begin the normal tasks of finding that perfect home for your buyers. Searching through numerous listings on the MLS, and reading and weeding carefully to narrow them down to homes that best meet the needs of the buyers. After printing out reports for the buyers as well as the agent reports, arranging the homes in a geographical order (so as not to waste time with needless traveling in circles), making the calls to arrange showings, you finish any little details and prepare to meet with the buyers in the morning.
* Morning comes and you load the car with listings, maps, a cooler with beverages and of course the trusted GPS system, which you programmed the night before with all of the addresses you want to show. Finally, you meet the buyers, they hop in your car and the FUN begins. A day of searching for the home that lights up their eyes and puts a smile on their face showing they have found “the one”.
*Whether it takes one day or more, you will find the buyers “the one”, and walk them through the process of offers, counter-offers, inspections and all other necessary steps to ensure a successful purchase and closing.
At the end of the day, you will have made new friends and be reminded that being able to meet new people and make them happy is a great reason to be in real estate.
