Central Florida still remains a Contender!

Central Florida is poised to be in a great position as the market balances itself. If you talk to almost any Realtor, they will tell you that the media has not been our friend in the past year. Stories that are about Real Estate anywhere in the Country, sometimes become local news as the media tries to find a way to connect different parts of the country. Meteoric rise in home prices from 2004 through 2006 gave way to rapid declines. The numbers for central Florida include about 27,000 listings in the Mid Florida Multi Listing Service and a 30 month supply of homes with an average of 105 days on the market. Where's the good news, you ask?
The Orlando Regional Realtor Association says that we have gone from about 12,600 Realtors to a manageable 10,000. Also our median home price is currently $235,000 with 40% of the 27,000 listings at or below the median price.
The bottom line is that there are good numbers out there as well as not so good. Central Florida is set to double its population in the next 10 years. Industry, Tourism and Hospitality remain a strong entity for our area. People come to Orlando and fall in love with the weather (with the exception of last night where we hit 30 degrees), the people and the close proximity to the beaches and attractions.
Having moved to Florida about 12 years ago from Philadelphia, it is pretty cool wearing a short sleeved shirt in December!
