Every city has it's own version of the MLS. The better an agent is with this program, the more they can claim to be their own version of Inspector Clouseau. When you join your local Board of Realtors, they usually sign you up for an overview class of the MLS. This only scratches the surface. Once you get deep into the depths of the MLS, you find amazing things. Here are just a few tips that will help you guide through any challenge.

~ You can search by an MLS number or by an address. You can also search by just using a street number or a street name. This way, you can find a listing or record when you don't have all of the information.

~ When it comes to Tax Records, You also can use small bits of information to get you the answers you need. If you take the Section, Township and Range of a Tax ID number, this will put you in the general area. Based on the size of the Subdivision, adding the 4 digit subdivision number will bring you to a specific neighborhood.

~ When it comes to searching for property, your default search is a generic one. You can change the template to give you the fields you use most often. If you always work with Horse Farms, you can have the field that has "Zoned for Horses" added in every time. You can also change the order of the fields so your most commonly used fields are at the top. Easier=Faster service for the customer.

~ The MLS also supplies you with statistical reports. Whether you are working with a buyer or a seller, by you having statistical information on their house, Neighborhood, Zip Code, County, you are seen as a true professional and that you did your homework. This can usually be done with a few swipes of a button!
