Remember what you learned? Now forget everything and it is time to shake things up. You have heard the term back to basics but here are a few ways for you to get things going from the start!
1. Hold Open Houses. Don't listen to anyone that says they are a waste of time. Get out there and do it consistently and you will be amazed what you find. Not only will you become known as someone who is dedicated to your profession, you will make relationships that will grow over time.
2. Use creative ways to market and farm your services. If you don't take advantage of every free website out there for listings and marketing, you are crazy. Free is good! Especially in a market that has its challenges.
3. Use the 80/20 rule. Don't get caught up in the computer and paperwork mess. Spend 80% of your day prospecting and only 20% on paperwork and office time. Use the daylight hours to get out there and talk to people.
4. Give your cards out like water. Ask everyone you come in contact with if they or someone they know is looking to buy or sell. It is a numbers game.
5. Become well read. Take time to look at websites, read the paper, watch the news, listen to the radio and be aware of what is going on in our country, your market and your profession. It makes for great cocktail party chatter.
These are just a few ways for you to get things jump started. Don't let yourself get sucked in to the doldrums of can't. Be a can do agent!

Jim,
I can't agree with you more on this topic. So often new agents gain a certian level of success in their first few years in the business, only to find that their business dwindles and their confidence erodes. Many become "jaded" and feel that they no longer need to hold their open houses themselves or continue to cultivate their Shere of Influence lists.
In this day and age, we need to keep sight that technology is a tool for Realtors to make contact with old and new customers and to grow an ongoing referral network, but face to face interaction will always be an essential form of self promotion.
So people, get off the couch and get out there!
