Customizing MLXchange MLS Reports

Did you know that MLXchange MLS users can customize their reports that they send to clients? It is really not difficult and can make your life so much easier. It also gives you the opportunity to polish your image, brand yourself and deliver your personal message.
All you need to do is download the Designer Tool software, and start to create... but wait - Vista users will have a problem with the software loading correctly. Here's the fix: once you download the software to your computer, right click on the icon. You will see a window that says "Designer Tool Properties".
- Click on the Compatibility tab
- Click the check box that says "Run this program as an administrator"
- Click apply
- Then click on okay
You can now double click on the icon and allow the software to run through it's load process and you're ready to create.
A couple of things you should know... if you are creating a form that you want to share with other members of your office, it will need to be created with the broker's log in, otherwise it will display only on your list of reports when you are signed in.
I also have MLXchange open in another window so that I can view the report as I go along. To do this, perform a search and display the report that you have created. In order for your changes to be displayed, you will need to select another report and then switch back to your created report. It does not automatically refresh the screen as changes are made.
You also don't need to reinvent the wheel. If there is a report that has most of what you want, make a copy of that report, rename it and then add or delete the items that you desire.
There are so many ways you can use this tool. For example, I have custom reports that give me and my client a quick comparison of homes that are on the market or have sold. It has only the info we need...

- List Price
- Sold Price
- List Price Per Sq. Ft.
- Sold Price Per Sq. Ft.
- Square Footage
- Pool
- No. of Garages
- Bedrooms
- Baths
- Taxes
- 1 Photo
Six homes fit on one 8-1/2 x 11 sheet and gives an quick, uncomplicated comparison that is easy for my clients to read. I use it on listing appointments. I use it to support the need for a price reduction. I use it for buyers to see what comps are before making an offer on a home. Once I created the report, it takes just minutes to use.
It takes a little bit of playing with it to understand how Designer Tool works, but it is not difficult. You can't mess anything up - so go ahead and play with it.
